When it comes to the housing market in the Niagara Region and most of Ontario, 2016 outperformed 2015 unsurprisingly. As home prices in the Greater Toronto Area increased at a dramatic pace, home sales and prices were on the rise in the Niagara Region.

Overall, residential home sales totaled 8,441 in 2016 compared to 7,289 in 2015, good for a 16% hike. In St. Catharines and Niagara Falls specifically, residential home sales rose to 2,536 and 1,976 units, respectively. These were by far the two top-performing markets in the region.

The average sale price in the region was $321,395, an increase of 18% year-over-year. In St. Catharines, the average sale price on a residential unit was $299,182 while Niagara Falls averaged $324,387. The city with the highest average sale price was Niagara-on-the-lake at $620,419.

The average number of days that a home spent on the market decreased significantly year-over-year. In 2015, homes typically took an average of 56 days to sell compared to just 40 in 2016.

Per the Canada Mortgage and Housing Corporation, the average sale price on a home could reach as much as $339,400 in 2017 while sales are anticipated to remain near current levels.
